Tax Assessor
The Tax Assessor is required annually to assess real property at full value as of October 1st of the pre-tax year. When assessing properties for taxation, the Tax Assessor is performing a vital governmental function, and is acting as an agent of the State Legislature.
All questions regarding tax bills should be addressed with the Tax Collector's Department located in Borough Hall.
Added Assessments
An improvement to your home will increase its selling price and your property tax assessment will increase. This will take the form of an added assessment tax bill, which you will receive in the mail at the end of October after the improvement is substantially completed for its intended use. This bill shall be payable on November 1st and then the added assessment amount will be included in your annual tax bill received for the new tax year.
Therefore, just as you planned ahead for the improvement, you should also plan ahead and set aside funds for the added assessment tax bill. The added assessment is the amount of the difference between the property assessment before the improvement and the value of the entire property after the improvement. It does not reflect the cost of the amenity itself or the cost of the project.
Tax Appeals
Borough of Sea Girt property owners who feel that their assessment does not reflect market value may appeal their assessments each year prior to April 1st. All appeals must be filed with the Monmouth County Board of Taxation by April 1st, except properties with an assessed value in excess of $750,000 which may be filed directly with the Tax Court in Trenton.
